We offer financing for new and existing homes, whether you are purchasing your primary residence, a second (vacation) home or investment property, or a fabulous retreat anywhere in Texas.
If you are building a home, we’d be happy to discuss options available for construction loans to help determine what’s right for your project.
The types of properties we handle include single family residences, townhomes, condominiums, and high rises, as well as multi-family investment properties in the state of Texas.
In addition to standard fixed rate loans for periods ranging from 10 to 30 years, we have just about every type of program you can imagine in terms of financing a home. Some of the most popular are the 80/10/10’s and 80/15/5’s**, two of the programs we offer which allow you to AVOID PRIVATE MORTGAGE INSURANCE while putting less than 20% down. We also have a TAMI, one other option with no private mortgage insurance.
** Please keep in mind that these programs do have certain credit scores and other requirements, so check the details first.
Our goal is to provide great, old fashioned service that is both friendly and professional. When buying a home, you’ve got enough to worry about without questioning whether or not you’ve chosen the right mortgage company. That’s part of why when you call our office during business hours, you get a real live person answering the phone, no voice mail.
We love working with first time buyers, and they’ll appreciate not dealing with a large, cold institution. We are nothing like a big bank, and you’ll enjoy the difference.
One thing we recommend all buyers do, ESPECIALLY first time buyers, is have a realtor they trust representing them during the process. It will help with searching for a house as well as during contract negotiations. If you do not have a realtor yet, we have a number that we trust and can recommend to you.
We can send application packages by mail, fax or email. We are also available to take your application over the phone if you would rather, which generally takes 15 to 20 minutes, and can be a real time saver in the event you need to get something closed in a hurry. If you would like to meet with us in person, we’re happy to do that. Just call our office or send an email requesting an appointment when you’re ready.
Purchasing a property involves a number of professionals all coordinating to meet the requirements of the purchase contract.
