One of the scariest things I've ever seen was pulling up in front of a title company and seeing a young couple standing outside. She's leaning against the car holding their big nice new home book, and he's pacing back and forth on the cell phone. You can tell that it is only now occurring to them that maybe they should have had someone to assist them in this process, someone on their side, representing them.
Not only is having someone good represent you an extremely important, smart thing to do, it doesn't cost you anything. That's right, it's FREE! Not having someone represent you may actually cost you in the long run, in terms of actual dollars, stress level, sleep or all of the above. Here are two very good reasons why.
First, the builder has a commission built into the price of every home. That nice representative you meet in the builder's office will either receive that entire commission, or it will be split between them and an agent representing you. This is why if you ask the builder's representative if you need a real estate agent, they will always say no. You have just asked them if they would like to split their paycheck in half. Whether or not you have a real estate agent does not make one dollar's worth of difference to the builder. The builder's representative is there to look after them, not you.
The second reason is that if you have someone looking out after your interests, it's another party for the builder to be accountable to. Think about it. The builder obviously wants you to be pleased. They really want your agent to be pleased as well. The bottom line is always the bottom line. It's more important to their bottom line that your agent is pleased. You as a homebuyer are most likely going to purchase one home from them, maybe two in rare circumstances. They know that your agent is in a position to bring them buyers on a regular basis, so they have an incentive to keep your agent happy. Your builder is supported by the real estate community, and never wants to be in a position where your agent has any negative experiences to go back and report to their offices or other potential clients.
