We offer financing for new or existing homes, whether you are purchasing your primary residence or a second (vacation) home. We also have a variety of programs available for purchasing investment properties.

The types of property we handle include single family residences, townhouses, condominiums, high rises as well as multiple family investment properties throughout the State of Texas. We are also members of a nationwide referral network for our clients with real estate or mortgage needs in other parts of the country.

In addition to standard fixed rate loans for periods ranging from 10 to 30 years, we have just about every type of program you can imagine in terms of financing a home. Some of the most popular are the 80/10/10's and 80/15/5's, two programs available which allow you to avoid private mortgage insurance while only putting 5% to 10% down. If the property you are purchasing is going to be your primary residence, with acceptable credit, we can also do an 80/20, which is 100% financing with NO PRIVATE MORTGAGE INSURANCE.

Other specialty programs include Stated Income Loans, which are a favorite of our self- employed borrowers, as well as others who may be compensated in different ways. With acceptable credit we can do up to 100% loans on a Stated Basis. The requirements on this type of loan are a little more restrictive, so always look at different options.

Other somewhat creative programs available are the interest only programs, which will provide a lower monthly payment than what is required on a normally amortizing loan where you are paying principal and interest. There is also one called a Pay Option loan, which is an adjustable rate loan which gives you four different options, and you get to decide which payment you want to make. Keep in mind, these different programs come with varying degrees of risk, so again, explore the options, then decide what makes sense for you.
